Real Estate Market Update Louisville Colorado

Louisville Colorado real estate has seen a  shift in the market as have many Boulder county market areas, however Louisville, CO has some surprising statistics indicating that it’s fairing a little better than the City of Boulder for sellers.

The changes however still indicate that the market is leveling off a bit.

Buyers are feeling some relief from the frenetic pace they’ve seen over the last two to three years.

See the graph (click to enlarge it) and some more comments in this post below.

One thing I see in the numbers is that sellers in Louisville seem to be a little more in tune with what’s happening in the market.

Over the last year, Louisville sellers have demonstrated a better sense that they see the trends and while sales are significantly down in Louisville (the number of sold homes in the last six months has dropped by about 40%) list prices of homes for sale in the last year is down a bit.

Clearly Louisville sellers are trying to ‘find the market’, and in concert with this we see buyers responding well with slightly higher numbers in the median price index with both under contract and sold homes.
