Developers are proposing the former hospital site adjacent to the Sanitas Trailhead become a senior center. With a growing shortage of affordable homes, especially for seniors, and a burgeoning senior population in Boulder, there’s clearly a need.
Some residents have complained that the increased traffic, negative impact on the neighborhood or barrier to trail access are reasons to reject the project.
Based on what’s been proposed, none of these issues seem legit. The developers have proposed a variety of solutions that make the project quite attractive.
The publicly filed site plan obviously indicates access to the Mt. Sanitas & Dakota Ridge trails will be preserved via a permanent easement in conjunction with the open space department. Current property owners of 311 Mapleton have said “the senior living campus will be open and accessible during daylight hours to further their goal of “intergenerational” activity between residents and the public.” according to a recent comment from a Boulder resident reviewing the proposed project plans.
