Seller’s Role: Marketing
This is an important part of our marketing plan and it helps us show potential buyers the quality and value of your home. Boulder real estate buyers appreciate this information while they make the decision to buy your home.
Your home CANNOT be put on the market until all of the appropriate forms are complete, and we have received the following from you:
- Seller’s Property Disclosure
- Square Footage Disclosure
- Lead Based Paint Disclosure and Lead Based Paint Obligations of Seller (if applicable)
- Mold Disclosure
- Client Listing Worksheet
- Two sets of keys
- If this is an investment property: A profit/loss statement, tenant and lease information
- If you are selling a condominium (this includes condos, townhomes, duplexes or any home that has an association which has the ability to charge a fee) the following Home Owner’s Association (HOA) documents are necessary:*
- a) Declarations
- b) By Laws
- c) Rules and Regulations
- d) Party Wall Agreements
- e) Minutes of most recent annual owners’ association meeting and minutes of any directors’ meetings during the six month period immediately prior to the listing agreement date.
- f) Most recent financial documents including annual budget and balance sheet

* The HOA should provide you with everything you need if you contact them directly. If you do not have them available now, we can still get started but you should contact your HOA representative right away.
