Pre-Title Commitment

  • I will order (at my cost) a pre-title commitment to reduce your risk of any title problems at closing. You will get a copy of this so we can be certain everything is in order with the title issues on your Boulder real estate.


  • I will enter your home’s information on and as your Boulder Realtor, I will subscribe, at my expense, to have your home included as a “Showcase Listing” which allows me to advertise your home with multiple photos, a virtual tour, and additional descriptive advertising copy for maximum response.
  • Your exclusive OBEO Web site will populate your Boulder real estate listing to all major real estate Web sites.
  • Viral Marketing on the Internet including Craig’s List and a number of other websites and portals including Yahoo, Trulia, and many others. We make it a point to regularly examine new opportunities for viral marketing and internet marketing that allow us to get your home for sale in front of people online no matter what path they choose to do their search.

Relocation Program

  • Information on your property will be put in the nation’s largest relocation network: Cartus. Our ERA office is the primary conduit in Boulder County for this national relocation network which gives you the most exposure to buyers relocating from out of the area.

Multiple Listing Service (MLS)

  • I will enter your home’s information, photos, and virtual tour into BOTH of the regional MLS systems (I am a member of the Northern Colorado MLS, IRES, and the Denver Metro MLS, Metrolist), giving your home exposure to over 22,000 Realtors in the greater metro area.

Yard Sign

  • I will place a “Sign-Post” style sign on your property to ensure maximum visibility in the neighborhood. The sign will have my name and direct phone number so that buyers can get immediate access to me should they require additional information. The sign will include riders to advertise additional selling points for your home as we need them such as possibly the home warranty, 10K Listing Program, and the 24-hour recorded message as may be necessary or allowed by the neighborhood.

Full-Color Brochure

  • I will have a full-color advertising brochure designed by a professional designer and printed. I will pay for these advertising tools as part of my service to you.

Brochure Box at the House

  • I will place a brochure box on the “Sign-Post” yard sign to provide easy access to the full-color brochures for prospective buyers and will make sure there are extra brochures provided to refill the box.

10K Listing Program

  • Our optional, exclusive 10K Listing Program gets your property more showings and hence a quicker sale. As part of my marketing program, your home is marketed to all Realtors as a 10K Listing thus making the buyer’s agent eligible for a $10,000 bonus. The cost to you is only $250 and payable through the proceeds of the sale of your home only when we have successfully closed the sale.

Direct Mail Marketing

  • I will have a direct-mail post card professionally designed and printed at my expense. These postcards will be sent via first-class mail to everyone in my marketing database and to 50 people from your own list of personal contacts.


  • Real estate agents representing buyers will set up appointments with my office staff to bring their buyers through your home. I will bring my buyers to see your home and I will share your home’s listing with our entire office staff. Some agents will set up preview showings so that they can come and view your home by themselves for their buyers. In all cases, you should prepare the home as we’ve already discussed in our meetings (such as: lights on, clutter picked up, homebook and flyers on counter, etc) and vacate the house during the scheduled showing time.

Buyer/Realtor Survey

  • Each time your home is shown, we will send (to the agent showing your home) an inquiry requesting showing feedback from them and their buyer. I will pass along their response each time so that you can review their comments. If we get a response, you will know the buyer-prospect’s position regarding your home, or how they felt about what they saw. This can help us understand what buyers currently in the market visiting your home are looking for in case we want to make any “market-responsive” changes.
