<p>Over the years, it has seen some changes as it went from a community oriented around young families, to a neighborhood full of rental homes fueled mainly by CU college students. The trend in the recent decade or so has been back towards owner occupied homes, many of them with children who seem to love taking advantage of the park, based on what I saw during our visit.</p>

<p>There are about 1300 single family homes in Martin Acres, and three apartment complexes.<br />
The core of Martin Acres is the large piece of real estate which includes Martin Park and Creekside Elementary. Creekside boasts that it&#8217;s K-2 classes are sporting a low student to teacher ratio of about 18-1. Compared to many others that can run well over 20 or more, that&#8217;s admirable.</p>
<p>The homes are essentially built around the land that includes the park and the elementary school.</p>
<p><a href="http://zacharyepps.com/wp-content/uploads/2008/11/creekside.jpg"><img src="http://zacharyepps.com/wp-content/uploads/2008/11/creekside-150x123.jpg" alt="" title="creekside" width="150" height="123" class="alignleft size-thumbnail wp-image-223" /></a>The school is at the north end of the park just across the creek which divides the land that includes the park and school.</p>
<p>This neighborhood is now considered a very central part of Boulder by today&#8217;s standards. It&#8217;s an easy walk over to the Table Mesa shopping area which includes many well known businesses including Southern Sun, King Soopers, North Face, and a plethora of other local favorites.</p>
<p>What&#8217;s also really nice about this neighborhood is that it&#8217;s so convenient to local transportation options; a major bus route along Broadway, the table mesa park-n-ride for RTD, the Baseline Rd. ramp onto the Boulder turnpike (Hwy 36), and best of all, the bike/pedestrian path that connects with the Boulder trail system.</p>
<p>Martin Acres has a neighborhood association which was formed in 1977. So for those of you who want to live in an area that has some sort of community guidance towards how well the neighborhood is maintained, how big houses can get, or other typical association guidelines, this may be a bonus for you.</p>
<p>There&#8217;s easy access to the local labs like NIST, NCAR, NOAA and of course CU Boulder.</p>

The space between the living, dining and kitchen is very open and breathes with light and space.</p>
<p>Ok, sure that just sounded like some ad-speak, but it really was a very pleasant surprise.</p>
<p>In fact, the whole tour I did of Martin Acres and this home was a refreshing reminder of why people are gravitating back to this area.</p>

It has a family room connecting the dining area to the garage, and off of the back of the family room is a three-season enclosed patio.</p>
