Gunbarrel Green Neighborhood Boulder CO
You may already know about the Gunbarrel area near IBM, but I want to give you a little background on the area, and here we’ll go over the neighborhood that launched the area due to IBM. It’s called Gunbarrel Green. It’s a part of Boulder real estate that still remains elusive to some out-of-town buyers, and it’s an area you should explore before you firm up your decision about where to live in the Boulder area.
In 1957 IBM bought 640 acres of land near the Boulder reservoir for a new facility. Along came local developers, the Williams brothers, who thought it would make sense to move the Boulder Country Club from its current location east of Boulder on Arapahoe avenue to a new spot.

The basic idea the Williams brothers had was to build a residential development to subsidize the costs associate with the country club and golf course.
IBM executives, and others, took the bait and made the new development a successful residential neighborhood that thrives today even more than it did in the 1960′s.
While other developers came into play over the years, building other neighborhoods in the area over the last few decades, Gunbarrel Green continues to be one of the core neighborhoods of high demand for many reasons.
There’s a trend of remodeling going on through the area as people rediscover what a desireable location most of the Gunbarrel community can be. It’s full of custom homes, many of them with great views of the foothills and mountains, and many also bordering on the golf course of the Boulder Country Club.

This home is a 3 bedroom 2 bath ranch style, with an unfinished basement.
At just a little over $400k, you get quite a lot of house for the money. It’s about 3400 square feet and it has an unfinished basement that’s almost 1400 square feet.
No real deferred maintenance on this one, there’s a new roof, Air Conditioner, Furnace, Water Heaters (that’s right, it has two of them).
Also, the windows have been updated, and there’s a hot tub out back on a very large deck.
I think you’ll also like the quiet streets lined with large trees. This is in a neighborhood that’s traditionally been kept up well, full of very nice custom homes, and it looks like the area is trending towards some remodeling.
Even though the homes are originally custom built, many people favor this area for the golf course, the mature landscapes and larger footprint homes typical of the area.
Would you like to see this area, or the inside of this home? Then give me a call or an email soon, and I’ll set up an appointment for us to get you a personal tour!
