Here’s a rare opportunity to own a wonderfully rebuilt and updated home in the Whittier Neighborhood in Downtown Boulder!

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

So if you’re looking for an outstanding house in central Boulder, this is absolutely a must see.

The hardwood floors on the main level are absolutely gorgeous, and have just been professionally refinished. You need to visit this home to appreciate how perfectly special this home is for you.

This beautiful home was completely rebuilt about 10 years ago, with the help of an outstanding local architect, and local contractors.

Special attention was given to make the home efficient, and comfortable, with very livable space.

What’s particularly unique and desirable about this home is that it essentially has no wasted space. There really aren’t any hallways, and each room, especially on the main level, are well-connected and flow easily from one room to another, which epitomizes the often over-used term: “open floorplan”. In this case, this home is a perfect example of well-used space, design and architecture to bring you a home that works just like you like to live.

In contrast to many other downtown, Whittier neighborhood homes, this home has a fantastic corner lot with an inviting and friendly back yard.

The modern floor plan let’s you entertain in the kitchen and dining area, with a friendly bar-top counter, and wonderful flow from the kitchen into the back yard.

The kitchen is open, efficient, and spacious. Beautiful cabinetry, great appliances, an adjacent laundry room / mud room with storage, deep sink and additional cabinets continue the flow and thoughtfulness built into this great home.

For those of you who are sentimental, or historically inclined, the home has been in the same family for generations.

The current owner purchased the home from his grandparents, and several generations of the family have lived in the home and attended the local schools, including the Whittier International Elementary School just down the street.

This home has been lovingly maintained, and the current owner actually moved out of the home for almost an entire year, to give the architects, contractors, and workers the proper time to do a job which met his perfectionist style and demands from his vendors.

This neighborhood, and the general central Boulder area has rarely seen a home with the perfect combination of modern floor plan, fantastic fit and finish, a highly professional rebuild, and an excellent price.

Consider taking the time to get inside and look at this home in person.

This home, and its fit and finish, and layout will impress you, and as I said in the video, the “proof is in the pudding” as they say, so make an appointment to get inside and see this home live and in color!

When you visit, take your time and explore. You’ll find a beautiful 4th bedroom which is currently used as a home office where you can work with an excellent view of the tree-lined sidewalks along Pine Street.

Upstairs, you’ll find a third bedroom, (the 2nd bedroom and 2nd full bath are on the main floor), and most importantly, you’ll eventually tour the wonderfully spacious master bedroom suite. The tasteful and well-appointed five-piece master bath has custom tile, dual sinks which are separated by convenient section of the counter which is lowered for those who like to have a seating area for ‘getting ready’ … oh, and did I mention the custom shower with gorgeous tile and dual shower heads?! And, I know you won’t miss the over-sized jetted soaking tub, with custom tile surround.

Oh yeah, and don’t miss the huge walk-in closet, and handy deck off of the south end of the master suite. Coffee and breakfast on this deck with broad verdant views in the summer, and foothills views in the winter make an outstanding combination!

Walk on out on the deck, see it for yourself. Then remember to notice the extra windows, both for light and ventilation. Remember, Boulder often has wonderfully cool evenings, even in the summer, so with excellent flow-through ventilation, and the high-end ceiling fan, you have the perfect combination.

In case that isn’t enough, the home does have an evaporative cooling system… for those two weeks or so when some folks feel like they need to utilize some artificial cooling.

The seller rarely uses it, but it’s well-maintained and in top notch shape, just like the rest of the house!

As if this isn’t enough, the seller has hired one of the best home inspectors in the area to do a pre-listing home inspection. You get a copy of the inspection, so you can see exactly what the inspector found, so there are no surprises. Of course I’d encourage you to get your own home inspection, and the seller simply wants to do everything he can to remove any perceived barriers you may have about the condition of this wonderful home.

But wait! The seller is also offering you a buyer’s one-year home warranty, just in case anything changes after you move in, you get a warranty to cover something that might come up like a water heater, cooler, dishwasher etc. that is working fine now, just in case that changes in the next few months.

How’s that for removing concerns about condition and increasing your comfort level?!

I really think you need to get inside this home to appreciate what a beautiful and luxurious home this is, and at a super value… especially for this highly-desired central Boulder location like the Whittier Neighborhood. Call your agent today, or call me directly if you aren’t already working with an agent, and I’ll get you inside immediately.

Old West Boulder Neighborhood Downtown

The Old West Boulder neighborhood is a wonderful mix of historic homes, businesses, restored multi-family residential buildings, and nature.

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

Once upon a time, Arapaho Avenue continued west all the way into Boulder canyon. While you can still get there from ‘here’, it’s a bit safer now, and most folks simply take Canyon Blvd.

The confluence of all this activity is Eben G. Fine park, and to the north, Settler’s Park. I love the way they’re connected via a pedestrian tunnel.

Whether you walk, or bike up the Boulder Creek path, or find your way along Pearl, Walnut or Spruce streets westward from downtown, the Old West Boulder neighborhood is a destination worth exploring.

Many people have found that this part of town is just the place for them because they have easy access to downtown, Pearl Street Mall, the shops and restaurants on Pearl, west of 9th, which has really been booming since the 1990′s, and of course, the parks and trails along the foothills and Boulder Mountain Parks attract many people also.

There are several neighborhoods along the western edge of Boulder including Boulder Heights, Pine Brook Hills, and Seven Hills (just up Sunshine Canyon / Mapleton).

Knollwood is a small neighborhood right at the mouth of Sunshine Canyon which many people miss. It has fairly large lots (around 3/4 acre), sits down just below the hog back, and is just a short walk through Mapleton Hill neighborhood, or Old West Boulder to downtown.

This end of town continues to feel like a complete community. There are businesses like the old-school Vanatta Electric (nope you can’t buy a floor lamp here, but you can get your car’s starter rebuilt), Independent Motors, Spruce Confections, a great garden boutique, and a couple of key restaurant locations on west Walnut that seem to continue to change names and styles of food every few years.

The residential features of this part of town include cozy (yep that often means small) bungalows, classic apartment buildings which have been turned into Condos years ago, an updated condo building remodeled by VaST Architecture at about 5th and Pearl.

There are also turn of the century Victorian homes, smaller homes ripe and ready for remodeling, and stately mansions; and as property values continue to remain strong, we see lots of remodeling and rebuilding happening here.

The once-famous Next West House is here in this neighborhood, as well as the new high-end Park Gables development at the end of Arapaho.

Whether heading up the canyon for exercise, walking downtown to have dinner on Pearl Street, or a short stroll over to the Boulder Library, the convenience and solitude of Old West Boulder attracts many different people who are often looking for very different lifestyle opportunities.

Boulder Wonderland Hill Neighborhood

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

Call, Text, or Email me. I’d love to talk to you about the Wonderland Hill neighborhood, or any other Boulder neighborhood, especially if you’re thinking of a move, or know someone that is moving.

A key part of what makes the Wonderland Hill neighborhood special is Wonderland Lake, and the extensive hiking and biking trail system that weaves through Wonderland Hill connecting it to the a 21-acre wild-life refuge which really defines what Wonderland Hill is all about.

The lake area includes a beautiful park with a children’s play area, convenient benches, and a large well-maintained open lawn perfect for an ad hoc game of frisbee.

One unique aspect of Wonderland Hill is that there’s no real parking for ‘guests’ around the park, lake or other areas, which means that while it’s a haven for its residents on many levels, it has not, and probably never will become a ‘destination’ location for Boulder locals who live outside the Wonderland Hill neighborhood. Except for the frequent bikers and hikers using the hogback trail system along the western edge of the neighborhood.
View Wonderland Hills Neighborhood, Boulder CO in a larger map

Homes in this area are typically spacious and many live on large lots which by today’s standards is somewhat uncommon, and is definitely one of the draws for Wonderland Hill.

Many of the homes are modern in look and feel, either due to the custom-built nature of their architectural style which goes back a few decades; or due to the fact that many of the homes have been remodeled and updated to include the amenities and styling that today’s home owners demand, especially in kitchens and baths.

This is a quiet and inviting neighborhood for even the most discerning buyer, with wide tree-lined streets, and in many cases great views of the foothills and the flatirons.

There are many local businesses that Wonderland Hill residents favor, including Lucky’s Market (a locally-owned grocery store), China Gourmet (a long-term Boulder favorite), a locally owned wine & spirits retail store, and several other restaurants which all bring a shopping balance within steps of most homes in Wonderland.

The Wonderland Hill neighborhood started out for the most part in the 1970′s as a new development of a mix of condos and single-family homes. One of Boulder’s first ‘high-end’ suburbs, fueled by IBM executives and others looking for a quiet setting with a close-in feel to Boulder.

I strive every day to give you the useful information and critical support you need to make an informed decision.
