Rock Creek Neighborhood In Superior Colorado

Here’s a tour for you of the Rock Creek subdivision in Superior, Colorado. Many people have gravitated towards Rock Creek in Superior as their place to call home. I’ve met folks that say they like the master-planned community, the convenience of outstanding shopping and other amenities, proximity to jobs at Interlocken and soon ConocoPhillips, and of course the easy travel via Hwy 36 to Boulder and Denver.

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

The town of Superior was originally founded in the late 1890’s and owes its roots to the coal mining industry.  For most of it’s recent history Superior remained home to about 250 people. It was a quiet town that most folks coming to and from Boulder on the turnpike knew of only because of the Superior/Marshal exit sign they would see approaching Davidson Mesa from the east.

Then in the late 1980’s a large portion of land which was part of Rock Creek Ranch was subdivided, eventually McCaslin road was widened going south from Marshal Road and homes began popping up.

Now the Rock Creek development, which consists of homes mostly built by Richmond American, and a few custom builders, makes up the bulk of what we now consider Superior, Colorado.

Over time, a commercial area known as Superior Marketplace came into being, and brought with it businesses like Target, Costco, Wild Oats (now Whole Foods), Sports Authority, and a selection of other retail businesses.

One of the benefits of  Rock Creek that keeps property values up and folks moving into the area is the careful planning and continued efforts of town officials to preserve the quality of life in Rock Creek. While there are some undetermined plans for the 135 or so acres along the turnpike (Hwy 36 between Denver and Boulder is often still called the Boulder Turnpike by locals), for the most part, Rock Creek is a fully developed and complete community.

Given that there isn’t a continuing supply of newly built homes, as long as demand stays strong from home buyers wanting to live in the area, the real estate market and home prices will remain strong, as they have for years.

The area includes about 2700 single family homes, approximately 1800 multi-family homes (condos and apartments), and altogether is home to about 12,000 people.

One of the big attractions for many people are the well-planned parks and open spaces, and especially the way these public lands are all so interconnected. There are almost 600 acres of parks, green spaces and open spaces in Superior, and almost 30 miles of trails. These trails connect parks such as Community Park on the South end of Rock Creek which is home to Williams Field, Purple Park on the north end of the community, and numerous pocket parks, greenbelts, tot lots and the schools and community pools.

If you want to explore your opportunities for living in Rock Creek, or are thinking about selling your home and want to talk more about your plans with me, call or email me today and we take it from there!

Newlands Neighborhood Profile In Boulder Colorado

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

The Newlands neighborhood is one of the most highly sought-after areas by home buyers in Boulder these days. It’s been a mecca for remodeling and rebuilding as property values soared in the 1990’s.

Values continue to remain strong in Boulder overall, and Newlands is one of a few choice neighborhoods that has continued to hold on to values extremely well. Supply and demand in action again, no doubt.
With easy access to downtown, Vics, Marie’s, and all the other great amenities of central Boulder, including the North Boulder Recreation Center, Community Gardens, the new Casey Middle School, Pearl Street, and of course, all the trails and open space to the west, the Newlands neighborhood is definitely one of the great Boulder neighborhoods worth exploring!

Boulder Real Estate For Sale In Newlands

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

I remember looking at homes in the Newlands Neighborhood back in about 1981 as I contemplated buying a new home in Boulder. This was way back even when guys like John McElveen were fairly new on the Boulder Real Estate scene, and I had barely started thinking about a career in Real Estate.

Now, at that time, a typical Newlands neighborhood home could be had for $75,000 to $100,000 without too much trouble. I looked at a home within a block of North Boulder Park that was listed for $82,000. At the time, that seemed like a fair chunk of change for a house. In fact, one of the most expensive homes for sale in the system was a classic ‘mansion’ up on Mapleton Hill for about $500,000.

Are you thinking about buying or selling Boulder real estate soon? Call or email me today for straight answers, and expert guidance for your needs in the Boulder real estate market.

Well, things have changed and not only have prices gone up, but the things that people demand in a home in Boulder are very different.

This home at 2930 6th Street has so much of what buyers are looking for these days. And if you think this home might meet your needs, you’ll have to pony up a little bit more than the $82,000 I was contemplating on that Newlands Neighborhood purchase back in 1981.

Here’s a laundry list of some of the great features supplied to me straight from the builder of this home on 6th. And keep in mind, it’s just a couple of blocks from North Boulder Park, and steps away from the foothills trails, Mt Sanitas, and Ideal Market:

  • triple wide lot
  • 90,000 BTU 90% furnace (basement)
  • 70,000 BTU 90% furnace (upstairs)
  • 3.5 ton and 3.0 ton 13 seer a/c units
  • Insulation: R-23 exterior walls, R-38 ceilings, R-13 basement, R-19 garage walls & ceiling
  • Brazilian Cherry hardwood floors
  • Thermador, Zephr, and Kitchenaid appliances
  • Oversized 2 card garage: rough-in gas for future heater, upper deck with gas hook-up for grill, speakers for sound system and CAT/5
  • steam shower in master bath
  • Master Suite deck with Mt. Sanitas views

If all this sounds interesting and inviting to you, you’ll also want to know that it’s about 5000 finished square feet, but you will need to see how well this floorplan works to truly appreciate it.

Call or email me today so we can get you inside this great home, and other Newlands neighborhood homes when you’re ready to explore Boulder real estate for sale.

The Walnut Revisited

The Walnut Development in downtown Boulder continues to make progress, and the expectation is that the first units will be ready for occupancy in the next two to four weeks.

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

With almost half of the development already sold, it’s become some exciting times for Jon Brandon and all the folks at The Walnut.

In this tour, we have several things for you, all of which I think will give you a nice idea of how special this downtown Boulder property is when compared to other downtown developments.

There’s a nice look at the inside of one of the finished homes, which includes a look at the custom cabinetry, luxurious bathroom finish work, some amazing natural light solutions and views. The interior design is by award winning architect Mark Harbeck.

I take you back to the courtyard for a fresh look at the progress in there. The walkways are finished and all the snow melt systems are in place. Soon we’ll see another big transition as the plants go in. That will certainly have to wait a month or two as we get out of the colder months. Don’t forget that there’s going to be an Aspen grove among all the other luscious living things scheduled for this wonderful feature at The Walnut.

The orientation of the courtyard and the north building assures a unique aspect of the development. With the careful thought that went into this part of the architecture, you get a very meaningful use of the space both inside and out, which assures that homes in the north part of the development get great light penetration.

Another feature of The Walnut is the work done to provide isolation of each home. Whether it’s a Sky-Home, Penthouse or another variation on the great floor plans available, you get the benefit of acoustic engineers who have designed the entire development for maximum sound isolation and privacy.

I know that you likely are also wondering about the green building features. We know that the development is going to be LEED Platinum certified, and many of you have asked what kind of details bring that sort of designation.

One of the green building features is the use of a central boiler system. This is what the developer calls “Responsible Development”. Besides the economies of all that go into using a central boiler system, it also frees up the roof areas so that this part of the development can be reserved for solar photo voltaic systems. The Walnut has the capacity to hold up to 35Kw of photo voltaic for its residents.

The use of the ‘green roof’ is a green feature as well. By covering one of the roof areas with indigenous succulents, the net effect will be a reduction in the ‘urban heat island effect’.

We also get up onto the living roof on this tour. Or, more appropriately we get you up on what will soon be the living roof.

I still say though, that in order to appreciate everything The Walnut has to offer, you’d do well to get a private tour of the property. Call or email me if you’d like to set up a time to see how beautiful this new luxury development really is in person.

Exclusive West Boulder Real Estate For Sale

This is a special home in the coveted western edge of the Newlands neighborhood of Boulder. This tour below will definitely give you an idea of what you’ll find at this Boulder real estate opportunity. Of course, a personal tour will give you the best understanding of how wonderful this home, and its location are going to be for you.

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

This beautiful home is nestled at the edge of the foothills, and just steps away from the Dakota Ridge trailhead which takes you up to Mount Sanitas and the Sanitas Valley Trail.

One of the amazing features that benefit you with this house is the fact that it sits on a quarter acre lot. With its position on the land, there’s just the perfect amount of privacy and coziness. Now don’t get hung up on my use of that word “cozy”, which is often a euphemism for small. There isn’t anything small feeling about this land or this home.

The trees and foliage surround this home in such a meaningful way that, even with all the wonderful windows on the south side of the home, you really do feel like you’re living in your own private oasis.

Another element of this home that truly pleased me was the way the architectural interior details make the living spaces feel warm, friendly and intimately spacious, rather than simply voluminous space as with many newer large home.

So now comes size… this home has over 4100 finished square feet including a wonderful finished 1100 finished square foot basement. The home has a brand new roof, and the kitchen and baths are all exquisitely upgraded.

There are four bedrooms, four bathrooms, formal dining, recreation room, a study/office on the main floor, a family room with a fireplace and wet-bar, and even a retreat in the master bedroom.

If you think taking a look at the inside of this home, or any other in Boulder that peaks your interest, call or email me now so that I can make arrangements for your personal tour.

Boulder Real Estate for sale at 3773 Orange Ln

Here’s some very well done Boulder real estate for sale at 3773 Orange Lane. Call or email me if you’re ready to see the inside of this home in person, and I’ll set up your private tour at your convenience.

(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

If you need lots of space, but are looking for something that isn’t your typical wasted space mc-mansion, this could be the ticket.

I know you hear this kind of thing a lot, but after making this tour, I feel that this home really is one of those that you have to see in person to truely appreciate. I love the way the rooms feel light and open, flow well together, and yet give you all sorts of places to find privacy.

I can see this as a great entertainment home, and at the same time, a wonderful place for a family given the way it’s put together.

It’s on a quiet and secluded cul-de-sac in north Boulder in a subdivision called Forest Glen which is part of the Wonderland Lake area.

What I found in this home was a very nice touch, by a clever architect. It’s the kind of home that I believe would appeal to many people, and yet it has some special touches that make it unique and exciting.

This home also has a good sized lot at just over 15,000 square feet, which has some views of the flatirons in the winter, and apparently a great sense of privacy in the summer.

You’ll get six bedrooms, five bathrooms, a formal dining room, family room, separate laundry, living room, rec room, also a study/office, and an oversized garage. Now, most everyone claims ‘over-sized’ when they call out the garage these days, but 720 square feet for a two car garage is truly over-sized!

The entire home was remodeled recently and includes high-end appliances such as Maytag and Dacor.

The local bike path is only about 100 yards away, and another cool feature of the neighborhood is the silverlake ditch that runs along the edge of the property.

The finished basement is bright and sunny due to the smart way the full egress windows have been handled, and it also includes a guest suite with a full bathroom.

If you’re ready to get inside this wonderful home and explore, please call or email me so we can set up an appointment for your private tour.

Boulder Condos at The Walnut

You may have been wondering about the progress at some Boulder condos called The Walnut. Well, the wait is over.

I met with Jon Brandon from Morgan Creek Ventures about a week ago, and he gave me a tour of The Walnut. I want you to see the tour that we put together for you.

If you like what you see in this tour I made for you, and you’re interested in arranging a private tour of your own to pick out your new home at The Walnut, call or email me and I’ll get you inside for a personal and up close look at this very unique and beautiful development.
(Either JavaScript is not active or you are using an old version of Adobe Flash Player. Please install the newest Flash Player.)

Two tid-bits I got from Jon about his project are that he’s including many green building techniques, and also that he brought a term with him from Chicago called the “Sky Home”.

You can see in my tour here some of the advantages of a building that emphasizes maximizing views, light, and luxurious living.

This is a very unique condominium project in many respects. What I want you to look for in my tour is the Sky Bridge, which connects the northern and southern portions of the development, the views from one of the Sky Homes, and the courtyard. You’ll also get a glimpse of the larger than normal decks and patios, which is just one example of how hard Jon and his team worked to bring us an extraordinary example of what fine architects and developers can do with a downtown development.

I’ll give you another tour in a few weeks as the work moves along at The Walnut. You’ll get to see how the interior finish on some of the homes comes together, and you’ll also see the expansive courtyard come alive as we get into spring. I also want you to see the living roof when that’s done. Talk about green… wow… but the living roof won’t be ready until we get some warmer weather.

The use of a well-designed living courtyard, the Sky Bridge, and other unique architectural and design techniques are all about bringing a project to you that has very meaningful use of outdoor space, and very limited waste of common space.

In the meantime, watch what I have here for you, and let me know if you have a specific desire to know about a particular feature of The Walnut. This is just a taste of what’s coming. We’ll also explore more about the development’s LEED certification, and perhaps even some of the history of the location.

Some of the original building was not torn down, but instead, in combination with the deconstruction focus, structural elements were reused to continue with the sensitivity to green building issues and the environment.

If you’ve been in Boulder long enough, you might remember a restaurant called Michaels which was in a unique location for a fine-dining restaurant: the basement. That area is completely redesigned and updated, and part of it now provides private parking and storage for residents

If you’re thinking about buying or even just strongly curious, why not call or email me so you can get a private tour for yourself. There have been a few homes sold already, and while those are indeed a couple of the choice locations in the development, several outstanding homes are still available.

If you buy soon, you’ll likely be able to dictate design and finish details to your liking, or even possibly make some layout choices, but those kind of modifications will become difficult very quickly. The homes here will see completion in late January to early February 2009, and people are already planning on moving into their new Walnut homes in some units as early as February. One early buyer did actually add square footage to his Walnut home, and even managed to add in a very large private top-level patio, but that required a fairly early commitment to purchase, of course.

Call or email me if you’re ready, and I’ll arrange a private tour for you at your convenience. I’d love for you to see in person what homes at The Walnut have for you.

Call or email me now, so we can start talking about what’s important to you about the Boulder real estate market! I look forward to hearing from you.
