ConocoPhillips Demolition Progress
Even though the ConocoPhillips people haven’t shared too much lately, and seem to be playing their cards close to the vest, we can see that there’s progress at the old Storage Tek / Sun Microsystems campus.
Home sale activity in Boulder county is already picking up, compared to a few months ago, and we’ll see even more activity as jobs come into the area due to visible progress like this work going on by ConocoPhillips.

I’ve had a couple of recent opportunities to exchange email with Mary Manning, General manager, global real estate and facilities services, ConocoPhillips Co. While the assurances that she gave me about start dates for demolition are proving true as you can see behind me in the video above, I haven’t secured an answer yet from Ms. Manning on whether or not ConocoPhillips plans include deconstruction versus demolition.
From what I’ve been able to observe, the work is moving along at a steady pace, but the work with heavy equipment seems to indicate strictly demolition. This may not be what many more environmentally sensitive folks in our community had hoped for, but the speed and efficiency with which ConocoPhillips moves ahead with their work removing the old Storage Tek buildings may be the more salient issue for local residents right now.
Whether it takes months, or even years, to realize the job growth impact for the towns along the Hwy 36 corridor, the region is already buzzing with evidence of market confidence. I’m seeing more buyers poking their heads up and looking around to pick up some of the remaining great values in the area.
Last month, four homes of the 33 that were for sale in the local MLS system in Superior were bank-owned, and three of them are under contract with a buyer and due to close soon.
I had hoped to hear from Ms. Manning some more details about how ConocoPhillips plans to implement green building techniques as a part of the construction phase, and I’m sure that we’ll get more updates and information on that in due time. Since it may be many months before plans are devised about the campus, I’m sure many decisions are yet to be made.
A recent Denver Post article quoted Mary Manning:
“The ConocoPhillips Colorado campus is a key component in the strategic future plan for the company,” she wrote in an e-mail. “2009 project work will focus on deconstruction of the existing buildings, working on entitlement with the City of Louisville, and meeting with state officials on long-range traffic/Highway 36 issues. It will be a year of planning and preparation.”
Given that Manning shared this Post article with me, I’d say that she’s behind Louisville Mayor Chuck Sisk’s notion that CP will get behind improvements to Hwy 36. That can and should be a great benefit to everyone living in the area. Even though Storage Tek had upwards of 4000 people in it’s highest employment cycle, it’s been a few years since then and when we see 7000 or more employees at the new CP facility, as well as the ancillary job growth and commuter traffic, having turnpike improvements will be a paramount issue.
Exciting times for our area! As Mayor Sisk has said many times, this is an economic benefit to the entire area, not just the city of Louisville. Watch for some great things happening in all the local communities from Boulder to Denver due to this progress.

Profile of VaST Architecture by Boulder Realtor
As a Boulder Realtor who’s interested in spreading the word when I learn about great businesses in our area, I felt compelled to start with a profile of VaST architecture. Architect Joseph Vigil and Designer Brandy LeMae invited me to their own home as a start in our first video profile of their work.
I thought what better place to begin than to share with you the kind of work they do than their own home? There are many very specific details in this home that come into play. Some choices are aesthetic, some are functional.
The crew at VaST likes to call what they do high-performance architecture and green design. I think that’s a great way to summarize their work and their focus.
One of the first aspects of their work that makes sense to me for us to explore is style. Their work has been called modern, sometimes contemporary, and even eclectic. If you explore their work a little bit, you’ll likely notice evidence of Bauhaus influence, the Case Study Program, modernism, and even prairie style.
While many architects and design teams like to feel that they embody a certain style, and VaST’s studio of professionals certainly do, a lot of what comes into play when the rubber meets the road is the details.
Sustainability is an important element for many of us these days, and it is for Brandy, Joseph, and the team of people at VaST also. They tend to take what they call a holistic approach to their work. It seems to be about meeting a client’s needs, answering to the impact on the environment support durability, and that are easy to maintain.
The use of Structurally Insulated Panels (SIPs), and Insulated Concrete Forms (ICF’s) are just a couple examples of the kinds of choices in building materials and techniques that VaST likes to implement to increase their client’s comfort, low energy costs, and sustainability for their new homes.

Boulder Real Estate In East Boulder For Sale
I have a tour for you of a home for sale at 5543 Stonewall in east Boulder. This is Boulder real estate in a very nice location, and you might overlook this property unless you get to see all the amenities. That’s why I have this tour for you. This is a single-family home that’s right on the park-like setting of one of the paths in the neighborhood. The park and path confluence even includes a pond, and many mature trees and shrubs.
What I also really like about this home is the way it’s situated on the lot. You see, even though the homes are somewhat close together, as many homes are in Boulder that have been built in the last 20 years or less, it’s oriented in a way that maximizes privacy and light.
You’ll also love knowing that the kitchen and master bath have been updated. The master bath and main floor bath have beautiful tile, which looks a lot like Travertine. There’s also a nicely done application of fire-glazed tile surrounding the mirrors in these two bathrooms. Look for this feature in the tour.
Many of the three-level homes I’ve been in like this one seem to have a ‘narrow’ feeling. That’s not true at all for this home. The moment you walk in, you can see the openness and expansiveness I felt when I toured this home for you.
The main floor has oak floors throughout. That gives this home a very warm, but modern feeling and it’s a great update that really works well and makes this home feel special. The visual connection between the living, dining, and kitchen areas works very well, and all of this space is set off by the private view of the landscaped back patio area. This view floats right on out to the park and path confluence with the pond.
Now, here are the stats for you so you don’t think I forgot that you need this important data before you consider calling for a private tour. The home includes three bedrooms, three baths, and it’s over 2100 square feet. Of that 2100+ square feet, the listing agent, Stephanie, says that 1975 of those are finished space.
You’ll see in the tour I made for you that the home looks just like a new model home. That’s because Stephanie and the sellers were smart about their work, and hired Design Matters Home to stage the property.The staging work is only found in the tour you can see above, the still photos here in my article are prior to the staging work.
Staging is helpful for you because I’ve found it’s much easier to imagine yourself living in the space if it’s furnished to show off all of the features and spaces. Boulder Condos at The Walnut
You may have been wondering about the progress at some Boulder condos called The Walnut. Well, the wait is over.
I met with Jon Brandon from Morgan Creek Ventures about a week ago, and he gave me a tour of The Walnut. I want you to see the tour that we put together for you.

Two tid-bits I got from Jon about his project are that he’s including many green building techniques, and also that he brought a term with him from Chicago called the “Sky Home”.
You can see in my tour here some of the advantages of a building that emphasizes maximizing views, light, and luxurious living.
This is a very unique condominium project in many respects. What I want you to look for in my tour is the Sky Bridge, which connects the northern and southern portions of the development, the views from one of the Sky Homes, and the courtyard. You’ll also get a glimpse of the larger than normal decks and patios, which is just one example of how hard Jon and his team worked to bring us an extraordinary example of what fine architects and developers can do with a downtown development.
I’ll give you another tour in a few weeks as the work moves along at The Walnut. You’ll get to see how the interior finish on some of the homes comes together, and you’ll also see the expansive courtyard come alive as we get into spring. I also want you to see the living roof when that’s done. Talk about green… wow… but the living roof won’t be ready until we get some warmer weather.
The use of a well-designed living courtyard, the Sky Bridge, and other unique architectural and design techniques are all about bringing a project to you that has very meaningful use of outdoor space, and very limited waste of common space.
In the meantime, watch what I have here for you, and let me know if you have a specific desire to know about a particular feature of The Walnut. This is just a taste of what’s coming. We’ll also explore more about the development’s LEED certification, and perhaps even some of the history of the location.
Some of the original building was not torn down, but instead, in combination with the deconstruction focus, structural elements were reused to continue with the sensitivity to green building issues and the environment.
If you’ve been in Boulder long enough, you might remember a restaurant called Michaels which was in a unique location for a fine-dining restaurant: the basement. That area is completely redesigned and updated, and part of it now provides private parking and storage for residents

There have been a few homes sold already, and while those are indeed a couple of the choice locations in the development, several outstanding homes are still available.
If you buy soon, you’ll likely be able to dictate design and finish details to your liking, or even possibly make some layout choices, but those kind of modifications will become difficult very quickly. The homes here will see completion in late January to early February 2009, and people are already planning on moving into their new Walnut homes in some units as early as February. One early buyer did actually add square footage to his Walnut home, and even managed to add in a very large private top-level patio, but that required a fairly early commitment to purchase, of course.

Another Look At The Peloton Boulder
I thought you might like another look at The Peloton in Boulder.
There are some featured items and informational pieces in this video to help you understand more about the location and amenities here for you at The Peloton.
You’ve heard about The Peloton before, but I have some new stuff for you, and also more info about the location and surrounding shops, trails and benefits in this part of Boulder. The Peloton is Boulder real estate with a twist.
The ‘big fish’ concept is not a part of the current Peloton offering. This is a video we created in 2008, and it still gives you a look at what the Peloton is like so take a moment and enjoy the show.
In this tour, I’m giving you a chance to see some other aspects of the location. What I’ve heard from some of you is that you wanted more info on what’s in the area. If you want to talk to me now, call or email me for more great info.
Since the Peloton is located at the former Excabyte location, the footprint stretches between 33rd and 38th. That means that it’s just steps away from the sunrise center where King Soopers, and many other local favorites are located.
Also, even though it sounds like three blocks, it’s only steps away to the 29th Street Mall. Since the Century Theater is on the eastern edge of Twenty Ninth, you just have a short stroll across the parking lot at King Soopers to get to the theater, unless of course you would rather sit in the private 22-seat theater in the Peloton community center!
There’s an RTD bus stop right on Arapahoe Road outside building C at The Peloton, and that means easy access to the RTD bus sytem for a quick trip downtown (that’s Boulder or Denver). You’ll like this part: all owners at The Peloton get an RTD Eco Pass. That means unlimited rides anywhere you want to go on the RTD system!
If biking is your thing, consider that The Peloton property is adjacent to the bicycle / pedestrian path so that means you can easily get right on the path (and off the roadway) to ride downtown, out east, or over to just about any part of the Boulder valley area via the interconnected bike path system.
Now here’s the cool thing; if you don’t have a bike, you can use one of The Peloton bikes. There’s a fleet of mountain bikes that come to you as part of the homeowner’s association. Just check one out for the afternoon, or the whole weekend, and go wherever you want. You can even take it out of town!
If driving is still your thing, that’s cool too. you’re about 30 seconds away from the foothills parkway for an easy run down to Denver via the Boulder Turnpike. Or it’s about 4 minutes to Pearl Street in downtown Boulder. And the best thing of all, your Peloton home comes with an underground parking space in a heated security garage. You didn’t think you were going to park that Aston Martin out on the street did you?
Oh, one more thing, you might also already know that The Peloton is home to the only year-round rooftop swimming pool. There are a few other projects around Boulder that include a pool, but nothing quite like this. If you’re looking for year ’round swimming, you’ll find a couple of older projects like Remington Post and Horizon West that have pools, but they’re indoors, and about 30 to 40 years old. Some smaller projects around town have outdoor pools too, but those aren’t projects that hold a candle to The Peloton and all the amenities you’ll find here.
If you want the full-meal deal, The Peloton rooftop is where you should be. It has two huge hot-tubs beautiful teak lounge chairs, built in gas grills, a poolside shower, outdoor gas fireplace and a radiant heated deck. It’s all part of the private community center housed in a 20,000 + sq ft security building.
Last, but not least, there’s something new in terms of floorplans here. It’s called “have it your way”. Nope, we’re not at Burger King, we’re at The Peloton, where you can get just about any configuration you want in a floorplan layout. Want to own the whole top floor of Building D ? … just ask! These guys want to accomodate your wildest ideas and make the home of your dreams come alive. Sounds to me like the sky’s the limit, if you have the right budget.

Whittier Neighborhood Boulder CO
A funny thing about many Boulder neighborhoods is that over time, different ideas develop about what the boundaries are for the area we think we know.
If you’re interested in Boulder real estate and want to know more about different neighborhoods, I’m offering this as a resource, and I’ve compiled information from a variety of different sources.
Here’s a short video tour of my thoughts on the Whittier neighborhood below. There’s also a useful map and additional information here below the map!
I’ve lived in many different parts of Boulder. The Whittier neighborhood is one of them. When you drive around the downtown area many people think only of the vicinity of Boulder near Whittier Elementary as the true Whittier neighborhood.
The City of Boulder data says that the Whittier neighborhood encompasses the residential sections of Boulder between Bluff Street to the North, 28th Street to the East, Canyon Boulevard to the South, and Broadway to the West.
That’s a pretty large area and most of us consider those parts of downtown something other than ‘Whittier’. With all the changes and developments in the central Boulder area, it’s probably more useful to talk about Whittier as the eastern part of central Boulder from about 18th or 19th streets eastward over to 28th Street as a maximum eastern boundary.
One of the cool things about the Whittier neighborhood is that it’s home to Whittier Elementary School, which is the oldest continuing operating school in the state. It’s also an International Baccalaureate school.
I have a friend that grew up in Boulder and went to Whittier Elementary. I’m pretty sure one or both of his parents went there. I know that his kids went to school at Whittier Elementary, and even though he and parts of his family have lived in other parts of the country, he has lived in the Whittier neighborhood for the last decade or two… in the home that his grandparents owned since he was a child. Now that’s some local history and connection.

Noble Park Neighborhood Boulder CO
One of the quiet neighborhoods that I like is an area called Noble Park. It’s just north east of Valmont road and 47th Parkway. Do you think Boulder real estate can have all you really want for under a million dollars? Guess again. Noble park may just fit the bill.
There are some offices in this area that buffer the residential portion of the neighborhood. In fact, my insurance agent has his office in the area ever since he moved from the corporate office in Gunbarrel.
There’s a small pond in the area just at the trail head to part of the extensive bike and pedestrian path system that connects all parts of Boulder and even other parts of the county including the towns of Niwot, Louisville, Lafayette and Longmont.
I remember living in Gunbarrel and using the Cottonwood trail to ride into Boulder from my home. It was great to be able to roll all the way into town without spending time on the roads. The Cottonwood Trail’s west end finished right into the Noble Park neighborhood.
What’s nice about that is you can jump on the path again and scoot over to Boulder, or head out to any number of another locations along the integrated path system.
Noble park is worth checking out. It’s a smaller area that’s full of tree lined streets. Some of the homes have rear-loading garages so the street appeal is kind of idyllic and nostalgic. I have some clients that thought the area reminded them of old school neighborhoods ‘back east’ that were built before all of our garages defined the look from the street.
There are also condos in the neighborhood, which further enhance the buffer from 47th for the single family homes, but hold their own as well designed and desirable homes. The area is full of trees, paths and very near Hayden Lake.

Gunbarrel Green Neighborhood Boulder CO
You may already know about the Gunbarrel area near IBM, but I want to give you a little background on the area, and here we’ll go over the neighborhood that launched the area due to IBM. It’s called Gunbarrel Green. It’s a part of Boulder real estate that still remains elusive to some out-of-town buyers, and it’s an area you should explore before you firm up your decision about where to live in the Boulder area.
In 1957 IBM bought 640 acres of land near the Boulder reservoir for a new facility. Along came local developers, the Williams brothers, who thought it would make sense to move the Boulder Country Club from its current location east of Boulder on Arapahoe avenue to a new spot.

The basic idea the Williams brothers had was to build a residential development to subsidize the costs associate with the country club and golf course.
IBM executives, and others, took the bait and made the new development a successful residential neighborhood that thrives today even more than it did in the 1960′s.
While other developers came into play over the years, building other neighborhoods in the area over the last few decades, Gunbarrel Green continues to be one of the core neighborhoods of high demand for many reasons.
There’s a trend of remodeling going on through the area as people rediscover what a desireable location most of the Gunbarrel community can be. It’s full of custom homes, many of them with great views of the foothills and mountains, and many also bordering on the golf course of the Boulder Country Club.
