In this case, the profile you see here in the video is an overview of how we staged a vacant home. this home was completely remodeled, which includes a beautiful second floor master suite with a large closet, private office and modern bathroom.

The sleeping area of the master suite has been located to take maximum benefit of the excellent views of The Flatirons. By adding just the right furniture and accessories, buyers will now get an excellent idea of how the space works.

Prior to staging, some visitors to the home had a difficult time visualizing the size of the room. As is typical the room actually feels larger than it did when it was empty.

Orangeburg Sewer Line Inspection

Ever heard of Orangeburg Sewer lines? Here’s one that needs a little help. Actually the home inspector, Jeff Lyons at A-Pro Home Inspection, and the plumber who reviewed this video on site, said it needs to be replaced after seeing the evidence.

I always recommend that buyers take certain precautions when under contract to buy a house, and Jeff at A-Pro Home Inspection seems to have great ideas and great advice every time. In the case of an older home like this one, which was built in the late 1800′s I think it’s essential to get a sewer line inspection as a part of the overall home inspection.

Here’s the video of that inspection, which resulted in a settlement for my buyer where the seller agreed to pay for replacement of the line from the house to the city sewer in the alley. Have some patience, it takes a few moments to load but if you want to see the real trouble stick through it to the end.

The first time Alex and I met was because I had finished my EcoBroker certification, and realized I had a new way to help people. I sought out a new path to get to know the people behind what I believed to be good work in the Boulder housing community.

One of the projects I looked at was called Solar Village. It’s a development actually out in the north eastern part of Boulder County in an area called Prospect. There are many really cool things that Alex did with Solar Village, and it intrigued me to want to get to know him. So guess what I did; I just looked him up and went over to his office.

What I found was someone who, like me, has a desire to bring great solutions to home buyers who are looking to learn more about, and embrace green building techniques.

More and more of us are focusing our attention on green building, and many people are concerned about how to make the right decisions about green building. I know some of us have spent lots of money on upgrades like new windows, and renewable energy solutions for our houses, only to be disappointed by the poor financial return on the initial capital investment. If you have, you are not alone, and you should know that it’s very easy to be misled in this industry.

Actually, it’s more common than you might think to get caught up in the advertising hoopla that encourages us to spend our money in certain ways, with the promise of great returns on energy and money savings.

When I first walked into Alex Platt’s office in Boulder, I thought I might find some guy either too busy to take the time to talk to me, or someone that was ready to sell me on why he was the only one with all the right answers.

Not so on either account. Alex was very friendly and amazingly low-key. We spent over an hour talking about his business, and the architecture and building business in general. We shared some ideas about green  building and what we thought was happening in the industry, which let us to this video you can see here today.

I’ve found after learning more about many architects work, that we can actually save money, get a better return on our investments and decision making when building or renovating a house, and cut through the clutter if we pick the right professionals.

I think Alex Platt is one of those professionals.

Rafael’s idea of the perfect client, as he told it to me recently, is one that appreciates and respects nature. Bath is a world renowned center of influence for gardening and horticulture which made it a logical choice for his next step towards a career that connected him with his love of nature.

Rafael does many types of work; landscape, hardscape, waterscape and xeriscape. He’s completed over 200 landscape solutions for people in the Boulder area. His business is also very comprehensive. He can help you with an entire landscape solution for your whole property, or simply provide a regular lawn cutting service. He recently installed an irrigation system in the Superior area, and he’s done numerous patios, driveways and walkways… he’s even been called in to ‘fix’ what others have done to help clients realize their true dreams for their outdoor living experience.
