The Walnut Revisited
The Walnut Development in downtown Boulder continues to make progress, and the expectation is that the first units will be ready for occupancy in the next two to four weeks.
With almost half of the development already sold, it’s become some exciting times for Jon Brandon and all the folks at The Walnut.
In this tour, we have several things for you, all of which I think will give you a nice idea of how special this downtown Boulder property is when compared to other downtown developments.
There’s a nice look at the inside of one of the finished homes, which includes a look at the custom cabinetry, luxurious bathroom finish work, some amazing natural light solutions and views. The interior design is by award winning architect Mark Harbeck.
I take you back to the courtyard for a fresh look at the progress in there. The walkways are finished and all the snow melt systems are in place. Soon we’ll see another big transition as the plants go in. That will certainly have to wait a month or two as we get out of the colder months. Don’t forget that there’s going to be an Aspen grove among all the other luscious living things scheduled for this wonderful feature at The Walnut.
The orientation of the courtyard and the north building assures a unique aspect of the development. With the careful thought that went into this part of the architecture, you get a very meaningful use of the space both inside and out, which assures that homes in the north part of the development get great light penetration.
Another feature of The Walnut is the work done to provide isolation of each home. Whether it’s a Sky-Home, Penthouse or another variation on the great floor plans available, you get the benefit of acoustic engineers who have designed the entire development for maximum sound isolation and privacy.
I know that you likely are also wondering about the green building features. We know that the development is going to be LEED Platinum certified, and many of you have asked what kind of details bring that sort of designation.
One of the green building features is the use of a central boiler system. This is what the developer calls “Responsible Development”. Besides the economies of all that go into using a central boiler system, it also frees up the roof areas so that this part of the development can be reserved for solar photo voltaic systems. The Walnut has the capacity to hold up to 35Kw of photo voltaic for its residents.
The use of the ‘green roof’ is a green feature as well. By covering one of the roof areas with indigenous succulents, the net effect will be a reduction in the ‘urban heat island effect’.
We also get up onto the living roof on this tour. Or, more appropriately we get you up on what will soon be the living roof.

I know you hear this kind of thing a lot, but after making this tour, I feel that this home really is one of those that you have to see in person to truely appreciate. I love the way the rooms feel light and open, flow well together, and yet give you all sorts of places to find privacy.
I can see this as a great entertainment home, and at the same time, a wonderful place for a family given the way it’s put together.
It’s on a quiet and secluded cul-de-sac in north Boulder in a subdivision called Forest Glen which is part of the Wonderland Lake area.
What I found in this home was a very nice touch, by a clever architect. It’s the kind of home that I believe would appeal to many people, and yet it has some special touches that make it unique and exciting.
This home also has a good sized lot at just over 15,000 square feet, which has some views of the flatirons in the winter, and apparently a great sense of privacy in the summer.
You’ll get six bedrooms, five bathrooms, a formal dining room, family room, separate laundry, living room, rec room, also a study/office, and an oversized garage. Now, most everyone claims ‘over-sized’ when they call out the garage these days, but 720 square feet for a two car garage is truly over-sized!
The entire home was remodeled recently and includes high-end appliances such as Maytag and Dacor.
The local bike path is only about 100 yards away, and another cool feature of the neighborhood is the silverlake ditch that runs along the edge of the property.

Boulder Condos at The Walnut
You may have been wondering about the progress at some Boulder condos called The Walnut. Well, the wait is over.
I met with Jon Brandon from Morgan Creek Ventures about a week ago, and he gave me a tour of The Walnut. I want you to see the tour that we put together for you.

Two tid-bits I got from Jon about his project are that he’s including many green building techniques, and also that he brought a term with him from Chicago called the “Sky Home”.
You can see in my tour here some of the advantages of a building that emphasizes maximizing views, light, and luxurious living.
This is a very unique condominium project in many respects. What I want you to look for in my tour is the Sky Bridge, which connects the northern and southern portions of the development, the views from one of the Sky Homes, and the courtyard. You’ll also get a glimpse of the larger than normal decks and patios, which is just one example of how hard Jon and his team worked to bring us an extraordinary example of what fine architects and developers can do with a downtown development.
I’ll give you another tour in a few weeks as the work moves along at The Walnut. You’ll get to see how the interior finish on some of the homes comes together, and you’ll also see the expansive courtyard come alive as we get into spring. I also want you to see the living roof when that’s done. Talk about green… wow… but the living roof won’t be ready until we get some warmer weather.
The use of a well-designed living courtyard, the Sky Bridge, and other unique architectural and design techniques are all about bringing a project to you that has very meaningful use of outdoor space, and very limited waste of common space.
In the meantime, watch what I have here for you, and let me know if you have a specific desire to know about a particular feature of The Walnut. This is just a taste of what’s coming. We’ll also explore more about the development’s LEED certification, and perhaps even some of the history of the location.
Some of the original building was not torn down, but instead, in combination with the deconstruction focus, structural elements were reused to continue with the sensitivity to green building issues and the environment.
If you’ve been in Boulder long enough, you might remember a restaurant called Michaels which was in a unique location for a fine-dining restaurant: the basement. That area is completely redesigned and updated, and part of it now provides private parking and storage for residents
If you’re thinking about buying or even just strongly curious, why not call or email me so you can get a private tour for yourself. There have been a few homes sold already, and while those are indeed a couple of the choice locations in the development, several outstanding homes are still available.
If you buy soon, you’ll likely be able to dictate design and finish details to your liking, or even possibly make some layout choices, but those kind of modifications will become difficult very quickly. The homes here will see completion in late January to early February 2009, and people are already planning on moving into their new Walnut homes in some units as early as February. One early buyer did actually add square footage to his Walnut home, and even managed to add in a very large private top-level patio, but that required a fairly early commitment to purchase, of course.
